The 1950s Streamline Moderne building that is home to the Hocken Collections was originally built as a dairy factory and offices. The Dunedin-based Co-operative Dairy Co. of Otago produced Huia brand butter and cheese for 75 years, and from this site for over 40. The company disappeared in the dairy mergers of the late 1990s, and their premises became the University of Otago’s new Hocken Library in 1998.

Outwardly, the building perhaps looks older than its years, although it was internally and practically up-to-date when new. It is a late example of a style of architecture introduced to Dunedin in the mid-1930s. Plans were ready in 1947, but there were numerous delays in securing permits and consents, followed by a long construction period of three years. The factory finally opened in 1954.

I’m getting ahead of myself though. First some earlier history of the dairy company…

Dunedin has a long a long association with the dairy industry. New Zealand’s first co-operative dairy factory opened on the Otago Peninsula in 1871, when the eight shareholders of John Matheson & Co. established the Peninsula Cheese Factory at Matheson’s Springfield property. The development of infrastructure and technology saw rapid growth in the industry from the 1880s, when further factories were built around the country. Improved transport networks, refrigeration in both factories and transportation, cream separators, new testing methods, and selective breeding all contributed to the rapid growth of an export industry in the decades that followed. Combined exports of butter and cheese grew from 5,000 tonnes in 1881, to 300,000 tonnes in 1901.

The Co-operative Dairy Co. of Otago formed in Dunedin in 1922. At that time, 564 dairy companies operated around the country, 88% of them co-operatives within a highly regulated industry. The new company claimed it was owned entirely by those who supplied cream, with ‘absolutely no dry shareholders’. 284 individuals operating home separators took 68% of the initial share allocation, while eight small Otago factories (Momona, Mosgiel, Milton, Goodwood, Waikouaiti, Merton, Omimi, and Maungatua) took the remaining 32%. The new company purchased the business of the Dunedin Dairy Co., taking over their newly-built premises opposite the railway station in June 1923. In doing so, it acquired the Huia brand, under which Dunedin Dairy had marketed butter since 1920. By the 1927/28 season the new co-op produced 800 tonnes of butter, the second largest output by a South Island factory.

The original building served the company for thirty years, but by the 1940s it was cramped and behind the standard demanded by regulators. The company bought out the butter business of the Taieri & Peninsula Milk Supply Co. in 1942, taking on its Oamaru factory, but it still sought to expand its Dunedin operation on a larger and more accessible site.

An area of reclaimed Otago Harbour Board land included a vacant and appealing site near the railway line on the east side of Anzac Avenue. The avenue had been built in 1925, in time to link the railway station with the New Zealand and South Seas Exhibition at the newly reclaimed Lake Logan. The idea of such a road been put forward by Harbour Board member John Loudon as early as 1922, before the exhibition was formally proposed. The development or reclamation of the lake had been anticipated for some years, and a new road would also improve connection with West Harbour. It was the exhibition, however, that brought the impetus needed to make what was then referred to as the ‘highway’ a reality. Exhibition architect Edmund Anscombe played a central role in the planning, proposing parks, reserves, and housing for the area to the east of the avenue, but it remained largely undeveloped through the depression years and up to the war.

A late 1920s photograph shows young trees lining the avenue, but by 1933 some had died and others were stunted. Most of the present elms were planted between 1934 and 1938, by school pupils participating in Arbour Day activities.

The new Dunedin North Intermediate School opened at the corner of Albany Street and Anzac Avenue in 1934. In 1944, a rehabilitation centre for disabled servicemen opened. Most of the other new land was put to industrial use. Dominion Industries built a linseed oil operation, Shaw Savill Albion a wool and grain store, J. Mill & Co. another wool store, and stationers Williamson Jeffery a factory and head office. On the north side of Leith, a new milk treatment station opened in 1948.

The dairy co-op secured a leasehold section from the Harbour Board in October 1945. Allan Cave, a North Island architect with extensive experience of dairy buildings, prepared preliminary sketch plans and a well was bored on the site in April 1946. Two months later, the district building commissioner deferred issuing a permit, due to the post-war building restrictions and a shortage of cement and labour.

In September 1946, Cave recommended switching to a local architect, and the company appointed L.W.S. Lowther in his place. Lowther immediately began work on plans and specifications, completed in February 1947.

Born in Llanelli, Wales, to a New Zealand-born father, Lance Lowther had worked as assistant to Henry McDowell Smith before taking up private practice in 1945. He had at least a hand in many streamlined designs that came out of Smith’s office in the late 1930s, including the Law Court Hotel and two blocks of flats on View Street. In a more traditional aesthetic, he had a significant and it has been claimed leading design role (under Smith’s name) for the new St Peter’s Anglican Church at Queenstown. Early houses by Lowther include a Moderne/Art Deco design at the corner of Taieri Road and Wairoa Street. He later worked in private partnership with former Otago Education Board architect Clifford Muir.

The construction history of the factory highlights the challenges faced in post-war building. Plans had to be approved by both the Department of Agriculture and the Harbour Board, both of which asked for changes. Finance also proved difficult, as although commercial banks were happy to lend, the Reserve Bank could exercise its power to stop advances of more than £60,000 for building work. Building firms were stretched and unenthusiastic to tender for the contract, but Love Construction gave a price from the quantities. They were given the go-ahead in August 1947, before the building controller again deferred issuing a permit. Despite repeated efforts it was not until February 1951 that a permit was finally issued. Drawings held in the Hocken are undated, but the work finally begun in March 1951 was probably mostly carried out according to the 1947 plans.

Michael Findlay has described the building as ‘constructed from steel reinforced concrete with steel roof trusses enabling wide spans and unobstructed floors. The wall and floor surfaces had rounded internal corners for hygiene and the design was efficient and modern, a great step up from their earlier Dunedin factory’. The Moderne exterior is characterised by clean lines and simplicity. It might also be described as Art Deco, as it fits some definitions of that style. Embellishment is minimal, consisting mostly of raised banding or string courses. Glass bricks are a feature of the west elevation, and allowed a filtered light into the factory.

The original plans show a large butter and smaller cheese manufacturing area, and a big garage space at the rear with access from Anzac Avenue. There was also stores, freezers, a box and pallet area opening to the cart dock on Parry Street, dressing rooms, and a dining room. Unusually, a bicycle parking area was placed internally in the south-west corner. Office activities took place upstairs, where there was a public counter, large general office, manager’s and secretary’s offices, strong room, another dining room, and a generously sized and wood-panelled board room.

Rosemarie Patterson’s excellent history of Naylor Love, A Bob Both Ways, provides some insight into experiences on the building site through the recollections of foreman Duncan McKenzie. He remembered laying the foundations on the swampy reclaimed site in the winter of 1951: ‘It was just an absolute bog. We were building a kind of floating foundation, big pads right across. 8 feet wide and 18 inches deep. Alex Ross, manager at the time, put an ad in the paper for labourers’. Because of the strike there were many men looking for work. ‘He started sending them to me, and they just kept on coming. But in those days we worked in the rain, and wharfies weren’t used to working in the rain, so most of them left on those wet days. A few stayed on, three or four who didn’t get their jobs back on the wharf.’

The project employed many new Dutch migrants. Conditions in Europe and a shortage of workers saw significant Dutch immigration after the Second World War, with over 10,000 arriving in the three years from July 1951 to June 1954. Most were single, non-English speaking men from a working class background, including carpenters and skilled labourers. McKenzie used one of his steelworkers, a good English speaker who had been a corporal in the Dutch Army in Indonesia, as an interpreter. McKenzie remembered they ‘had to learn to do things differently, especially the concrete work which all had to be boxed. They were not used to doing that.’

McKenzie also recalled Love’s purchasing their first skilsaw in time for the laying of the upstairs floor. ‘It was big 6 x ¼ inch flooring, and they brought it over for us to cut the flooring with. And everybody’s eyes nearly popped out. Len Griffin, the supervisor who used to go round the jobs, every so often for some particular job would come and borrow our skilsaw! The company’s only skilsaw! It was the same with dumpy levels. Being a big job, I always had one there, but there was always someone coming and borrowing it. We didn’t have one for a job, we had one for a lot of jobs.’

‘We didn’t have cranes. We had electric hoists. You’d fill the barrows, generally on the ground, and take them up on a hoist, and wheel the concrete round to wherever you wanted it, and pour it, and take it back down again. It got a bit more complicated later on. We’d take a skip on the hoist and put it in a hopper on the top. And you’d fill your barrow out of that. All the concrete was done by barrow. You had to have scaffold ramps up every lift. Every four feet you’d probably put a pour. So the scaffold had to be built at the right height to swing the barrow and tip the concrete in. We had pre-mix concrete there, but before that – while I worked on the Nurses’ Home in Cumberland Street – all the concrete was mixed on site.’

When construction began, co-op management optimistically hoped it would be able to its machinery in by April 1952, but there were more delays, including sourcing the roofing material and steel girders. In March 1953, the manager reported a shortage of carpenters. The building neared completion the following summer, but it was practically impossible to move in during the dairying season. In April 1954, building work was complete with the exception of some painting and plastering. Plant was moved from the old premises, and by the end of August all departments had moved in. The final build cost was £150,000.

The building officially opened some eight years after the first consent permit was sought. Keith Holyoake, minister of agriculture and future prime minister, performed the honours before a crowd of 450 people on 2 November 1954. Referring to the end of the bulk purchasing agreement with the United Kingdom, he said: ‘This is a new era and a really challenging time as far as the primary producer is concerned’. In a peculiar call to arms for securing market share he said ‘we now have to fight the battle with the British housewife’.

The company had 55 staff in its Dunedin and Oamaru factories in 1954. Its products over the years included butter, process cheese, savoury sandwich paste, and reconstituted cream. A subtle name rearrangement occurred in 1976, when the Co-operative Dairy Company of Otago became the Otago Co-operative Dairy Company. In the 1980s the Dunedin factory was producing over 3,500 tonnes of butter annually.

Cheese continued to be made on the site, with a specialty cheese unit established in 1985/86. The company had large shareholdings in the Otago Cheese Co., and in Mainland Products Ltd, which had some operations at Anzac Avenue. In 1989/90 butter reworking ceased after the Dairy Board decided it could satisfy the Otago and Southland markets with patted butter ex-churn from Westland. In the same year, Mainland’s processing plant moved to Eltham, reducing manufacturing operations at Anzac Avenue to creamery and whey butter, and specialty cheese. A Cheese Shop fronting Parry Street opened in 1990, with some products continuing to be marketed under Huia brand. Adjoining chicken and sausage shops also operated for a time but were less successful. The company performed well for its shareholders, but the Anzac Avenue site was becoming surplus to requirements.

The University of Otago purchased the building in 1996, for redevelopment as a new Hocken Library. The library had been established in 1910 to care for and provide access to Dr Thomas Morland Hocken’s public gift of his collection of books, pamphlets, newspapers, maps, paintings, and manuscripts relating to Aotearoa New Zealand and the Pacific. It opened in a purpose-built wing of the Otago Museum and was a much expanded collection by the time it left that site in 1979. By the 1990s the collections were split between the Hocken (now Richardson) Building and a former vehicle testing station in Leith Street. The dairy co-op site brought the library, archive, and gallery together in a secure, environmentally controlled facility, and allowed much improved public access. The architects for the redevelopment were Hardy Holzman Pfeiffer Associates in collaboration with Works Consultancy Services, and the project was managed by Octa Associates Ltd. The main contractor was Lund South.

The University took possession on 30 June 1997 and the work was carried out over most of 1998. The interior was more or less gutted, with the reorganised space including a large foyer, gallery, public reference area, reading rooms, public lunch room (now researcher lounge), staff areas, and stacks. Preserved internal features included steel trusses and exposed timber joists. Two doors with frosted-glass decoration (moved from the entrance) each feature a pair of huia, as used in the co-op’s branding. The building retains the sympathetic colour scheme given to it at this time, of yellow-creams and gold, with grey-green metal joinery. One of the more obvious external changes was the replacement of steel-framed windows with aluminium ones.

Officially opened by Governor General Sir Michael Hardie Boys on 2 December 1998, the refurbished building was the university’s major Otago sesquicentennial project. It is currently home to over 11 shelf kilometres of archives, 200,000 books, 17,000 pictures, and 2 million photographs, bringing it to very near capacity.

The Hocken Library, in case there is confusion, remains the official name for the building, while the institution within is the Hocken Collections, Uare Taoka o Hākena, a branch of the University of Otago Library.

After selling its building, the Otago Co-operative Dairy Co. did not continue as an independent entity for long. The profitable business made a record payout to shareholders in 1996 but mergers across the industry meant there would only be four co-operatives nationwide by the end of the 1990s, and a further mega-merger would follow. In 1997, Otago merged into Kiwi Co-operative Dairies. One farmer who welcomed the news commented: ‘Otago is sitting as a small company doing well and wondering where it will end up’. In 2001, Kiwi in turn merged with the New Zealand Dairy Group and the New Zealand Dairy Board to form the country’s largest company, Fonterra. The Anzac Avenue building is now one of few tangible reminders of the old business.

Victoria Foundry (Barningham & Co.)

Facade detail

The plain facade of a popular George Street eatery was once the exuberantly decorated front of the Victoria Foundry. A nineteenth-century photograph shows decorative cast iron set in and otherwise attached to neat, exposed brickwork, promoting products produced by Barningham & Co. in the buildings behind.

Samuel Barningham was born in Bridlington, Yorkshire, in 1853, and moved as a child to Victoria, Australia, where he later learnt the pattern-making trade. He had a talent for invention, and his hobby was making microscopes and other scientific instruments. In 1878, at the age of twenty-five, he established the Victoria Foundry on the south-west corner of Frederick and Great King streets. It specialised in ornamental cast iron (verandahs, balconies, tomb railings etc.), grates, and coal ranges. According to an Otago Witness report from January 1879:

The premises lately known as the Railway Foundry [established in 1871] are now occupied by a company of ironworkers, who, under the style of Barningham and Co., have commenced the manufacture of ornamental ironwork of every description, particularly that used in the construction of balconies, etc. Hitherto it has been difficult to obtain this description of ornamental ironwork, except from Europe or Melbourne, and consequently our architects and builders were in a great measure deprived of one of the most pleasing adjuncts of their art. This want may now be supplied. The firm have just completed their first order, a verandah and balcony for Mr G.H. Madden, which is certainly a handsome piece of work.

In the second half of 1883, the foundry took a site fronting George Street, and rates records indicate that new buildings were erected at this time, while Barningham also bought three adjoining houses and a shop.

Barningham & Co. produced the ‘Zealandia’ cooking ranges with patented designs for draught supply and regulation, and they were sold throughout New Zealand, competing strongly with the Orion ranges manufactured by rival H.E. Shacklock. Examples of decorative ironwork made by the foundry can still be seen on many Dunedin buildings, including a terrace of houses at 618-626 Great King Street (built 1903-1904). Among the foundry’s most elaborate productions were gates and railings designed by Louis Boldini for the second synagogue in Moray Place (consecrated in 1882 and demolished in 1971).

Sam Barningham, a good-humoured man of ‘ever genial and kindly qualities’, died in 1911 but the foundry continued to operate until 1951. Shop fronts to George Street had been installed in 1914, and in 1942 Robert MacFarlane opened a fishmongers behind one of them. This changed hands several times over the next decade, and around 1951 it was taken over by Yuen Kwong Chin, a migrant from Canton in China. He operated the business as the George Street Fish Supply, and a few years later it passed to his son, Poy Seng (Bill), and daughter-in-law, Cole Woon.

The fish shop closed in 1971, when the Chins opened the August Moon Restaurant and an adjoining ‘burgers and meal bar’. The restaurant was panelled in dark timber contrasting with white facings and ceilings, and further decorated with red and gold wallpaper, and a large hand-carved camphor wood wall panel imported from Hong Kong. In 1976 Mr Chin said the restaurant was attracting more and more tourists, particularly Americans, while it was also popular with Malaysian and Chinese students studying at the University. There was growing general demand for traditional Chinese and Indonesian cuisine that had not been readily available in Dunedin, and full Chinese meals with up to ten courses were made available.

In 1986, Sui Ching and Pik Hung Yip transformed the August Moon into the Phoenix Chinese Restaurant and associated takeaway. Chinese curries and tofu dishes were specialties, and the takeaway was one of the first in Dunedin to sell tofu burgers. The Phoenix was refurbished in 1993 and closed in 2001, when it was replaced by the Friendly Khmer Satay Noodle House. The new restaurant’s founder, Hain Seng (Hamish) Te, arrived in New Zealand from Cambodia in 1979, and began selling chicken and beef satay from a stall in the Octagon in 1988 before opening his first Khmer Satay Noodle House in 1991. Khmer Satay Ltd grew to establish a chain of restaurants throughout New Zealand (many now owned independently) and its Satay peanut sauce and a meat marinade are widely sold in supermarkets.

As these stories demonstrate, a theme throughout the history the building is one of creative and industrious migrants finding success in business, whether they be from Yorkshire or Canton, or working as engineers or restaurateurs.

It is unclear how long the ironwork remained visible on the facade, but a verandah was added at a relatively early date and later replaced. A permit for plastering the exposed brickwork was issued in 1954, and it was likely round this time that the original arched pediment was reformed as a square one. A bracketed stone cornice remained in place until the early 1980s.

Much of the foundry complex behind the George Street building has been demolished but the largest portion survives and was occupied for some years by the University of Otago Pharmacy Department. It is now known as the Barningham Building and has housed the Dunedin Multi-Disciplinary Health and Development Unit since 1985.

Irvine & Stevenson buildings (part two)

The 1920s neo-Georgian facade of this building disguises its industrial origins as Irvine & Stevenson’s nineteenth-century factory complex. In my last post I looked at the company’s shop and office buildings next door, on the corner of George and St Andrew streets, which were designed by J.A. Burnside and built in 1882. Irvine & Stevenson were one of New Zealand’s leading producers of preserved meats, jams, soups, starch, and other (mostly food) products. By 1919 the company had nine subsidiary factories in other parts of New Zealand and it remained a large player in the food industry until it wound up in 1977.

To begin with, old buildings on the site were used for factory activities. They were replaced in stages, beginning with a two-storeyed bacon factory/curing house designed by Burnside in 1882 and completed in 1883. Later development can be pieced together (though not with complete confidence or clarity) from a surviving company ledger. Between the curing house and the shops were a double cottage and brick stables, which were fitted with gas in 1884. In 1886 ‘sheds’ were demolished and replaced with a smoke house for sausages. The cottages were then replaced with a new jam factory building, built between January and June 1888. This was likely designed by R.A. Lawson, as the ledger shows that fees of £33 10s 6d were paid to him in connection with the project in June 1888. The contract price was recorded as £634.

In 1891 Irvine & Stevenson acquired the local operations of the Australian jam company Peacock & Sons., and all jam production moved to their factory in Moray Place, which became known as the ‘no.2 factory’. In 1894 the St Andrew Street factory was described as having 100 x 66 feet of floor space on each of its two storeys. Activities on the site at that time included bacon curing, sausage making, tea blending, coffee and pepper grinding, and washing powder manufacturing. The company purchased Keast & McCarthy’s large brewery in Filleul Street in 1896 and afterwards consolidated most of its Dunedin manufacturing on that site.

With the old jam factory no longer required, that portion of the St Andrew Street complex was converted into a freezing plant with insulated rooms and a large engine ‘of the compressed air type with enormous pistons’. There were few such facilities in Dunedin, and a writer for a promotional piece observed in 1895:

Messrs Irvine and Stevenson have on their premises power refrigerating machinery, which is used partially for the curing of bacon, and also for providing cold storage for the city. A glance into the chambers reveals that the contents are surprisingly miscellaneous. Lake Wakatipu trout, caught months previously, and fish of many other varieties, wild ducks, hares, pork, mutton, veal, large numbers of the omnipresent rabbit – these are awaiting shipment to some distant part; and in separate chambers are stored large quantities of butter belonging to various local factories.

The freehold of the St Andrew Street property was purchased in 1916 and in the 1920s soda crystals (for laundering) were still being produced there. The buildings eventually became surplus to requirements for production purposes but they were kept as an investment property for the I&S Trust, the property arm of Irvine & Stevenson which operated as a separate company for some decades. In 1929 the refrigeration plant was removed and the old buildings were rebuilt with structural strengthening (steel and concrete), a new brick facade, new shops and shop fronts, and altered roof lines. A curious dogleg vehicle access and yard remained, and old slates were also reused. The style chosen for the facade was freely interpreted Georgian Revival and the architect was Eric Miller (1896-1948) of Miller & White. The building is similar in style to another Miller & White design, built for W. Duke & Sons, at the corner of King Edward Street and Hillside Road in South Dunedin. A larger brick-faced building Miller designed was the South Block (now Hercus Building) of the Otago Medical School, completed in 1948.

In September 1929 the finished buildings were described in the Evening Star newspaper:

A building with a rather striking and dignified appearance is that just constructed by Messrs Ellis and Glue in St Andrew Street. The structure referred to is situated on the site used at one time as a bacon curing factory by Messrs Irvine and Stevenson. Now this firm has converted the building into four modern shops on the ground floor with two spacious rooms upstairs which are now being utilised by Mr J.W. Finch, of the Octagon Billiard Parlours, as an up-to-date billiard parlour. The extensive alterations were constructed about six months ago by the contractor, who first of all was called upon to shift about 1,000 bags of pumice and a large quantity of charcoal. The finished building shows a new brick front, with the curtains on the windows of the top floor giving it a homely appearance. The shops below are fairly large, and are given quite an impressive finish with terrazzo around the basements and piers of the windows. The doors and other woodwork are in oak, while the ceilings and walls are tastefully designed in fibrous plaster. The billiard parlour, which has been leased for a period of ten years, is divided into two rooms, with five tables in each, and it is intended to make further provision for another table. Messrs Miller & White were the designers of the building, which cost something in the vicinity of £5,000.

A billiard parlour or pool hall has been operating continuously from the upper floor since 1929. For many years named the Grand Billiard Parlour, it later became the Grand Billiard Rooms, and then the Grand Snooker Centre. In 1998 it became the Dunedin Cue Club and it currently also offers internet and gaming facilities. Director Mark Peisker kindly showed me around and said that one of the tables is thought to have been there since the hall opened 85 years ago.

Downstairs, a cycle shop was the first occupant of the shop at no. 59. Originally Ernest Packer Stevenson’s Cycle Works, it became Knight’s Cycle Works in 1951 and later diversified into prams and children’s nursery goods. In 1969 the business moved to the shop at no. 67 as Knight’s Nursery Centre and it closed around 1991.

Other tenants have included the Laurier Floral Studio (at no. 61 from 1938 to 1970), and the T.W.T. Engineering Co. (at no. 67 from 1939 to 1959). The Presbyterian Social Services Association (now Presbyterian Support Otago) Opportunity Shop opened at no. 59 in 1972. It later expanded into the shop next door and is still there today. The other retail businesses currently in the building are Paint the Town Red (boutique fashion clothing) and Rockshop (musical instruments and audio).

The I&S Trust relinquished its last interests in the property in the early 1960s and for many years it was owned by the Butler Family. It may be considered part of the Larent Buildings that front George Street (but do not include the corner site which is on a separate title). The unspoilt St Andrew Street facade demonstrates how a relatively modest building can have a distinctive street appearance while still being in scale with and sympathetic to its surroundings. The square-paned windows with their timber frames are a particular delight, and I seldom walk past this building without appreciating it. You might also spare a thought for Dunedin’s rich industrial past and eight decades of billiards as you wander by!

Irvine & Stevenson buildings (part one)

‘St George’ was one of the most successful brands to come out of Dunedin, becoming a household name throughout New Zealand as well as exporting to overseas markets. Irvine & Stevenson’s St George Company produced jams, soups, tinned meat and fish, other preserved foods, and household products such as laundry crystals. In terms of buildings, it was generally associated with the old Keast & McCarthy brewery site in Filleul Street, where it operated a preserving works from 1897 to 1977. Before that, however, it was based on a site at the corner of St Andrew and George Streets, and that’s what this story is about.

In the early 1860s James Irvine owned three grocery stores in Kilsyth, near Glasgow. In 1863 he came to Dunedin with his wife, Jane, to start a new life in what was then a booming gold rush town. He opened a shop in Filleul Street, and was one of the first bacon curers in the city. The store relocated to George Street (between Hanover and St Andrew streets) around 1870.

William Stevenson was 23 years younger than James Irvine. He came out from Scotland as a boy, and at the age of 21 became a partner in the grocery firm Stevenson & Ford, which occupied one of ‘several insignificant wooden buildings’ on the corner of George and St Andrew streets. There had been a grocery store on the site since James Wallace opened for business in 1864. Immediately to its south were premises occupied by Robert Brown’s cake shop (established in 1879), and next to this was the Oddfellows’ Hall (erected in 1862). Behind these structures were brick stables, and a double cottage facing St Andrew Street.

Stevenson married Irvine’s daughter, Barbara, in 1881, and the following year the two men went into partnership as Irvine & Stevenson. They opened a temporary shop in the Southampton Buildings (now part of the Golden Centre mall) while a block of three new shops and offices was built on leasehold land occupied by the old Stevenson & Ford store, Brown’s shop, and the Oddfellows’ Hall. The architect J.A. Burnside called for tenders in April 1882, and by the following January the building was complete. Irvine & Stevenson used the corner shop as their grocery store, and beneath it was a large storage cellar. Two smaller shops fronting George Street were leased out: one of them to Robert Brown and the other to the drapers M.W. Green & Sons.

Constructed from brick, with a stone foundation and a slate roof, the buildings cost £2,898. An Otago Daily Times reporter wrote approvingly:

Although appearance has not been the main object in view, it must be admitted that the front elevation of the buildings displays an exceptionally neat style of architecture, and that the block is by no means the least creditable of many fine buildings in the city. It is needless to remark that the buildings are of a substantial character, while the dimensions mentioned show that they are commodious.

The architecture was loosely Renaissance Revival in style, showing some of the emerging eclecticism also apparent in James Hislop’s design for the Boot Palace (1885-1886) on the opposite corner. Features included rounded corners to the window heads, and small chimneys integrated with the St Andrew Street parapet. The incised decoration above the windows was uncommon in Dunedin with other examples from around the same time including the Coulls Culling warehouse in Crawford Street (since demolished), and the former Dowson’s building at 305 George Street. The verandah was described as one of the best in the city. It had a glazed roof, and its iron pillars and ornate fretwork were manufactured locally by Barningham & Co.

The appointed builder was Henry Martin, but he met with financial difficulty and his contract was terminated before the project was far advanced. Subsequent work was carried out through various contracts, with John Wright apparently acting as Clerk of Works. A few years before Wright had performed a similar role in the building of the Terminus Hotel, also designed by Burnside.

Behind the shops and offices, a two-storey building was erected for curing ham and bacon. It was completed a little later in 1883 and cost a further £555. Between 1886 and 1887 ‘sheds’ were demolished and replaced with a smoke house for sausages at a cost of £275. In 1888 a jam factory building and a large chimney stack were built on the site previously occupied by cottages. They were likely designed by R.A. Lawson, as company accounts shows fees paid to him in connection with the project, which cost £815.

Irvine & Stevenson registered their ‘St George’ trademark in 1885, and it’s possible (though perhaps unlikely) that the idea for the name was inspired by the streets where the company buildings were sited: St Andrew and George. The brand symbol was a shield containing the image St George on horseback, slaying a dragon. By 1889 the company was producing 300 cases of jam per week, with stoneware jars from Graham Winter & Co.’s Milton Pottery Works. Jam production moved to the former Peacock & Co. premises in Moray Place, soon after Irvine & Stevenson bought it as their ‘no. 2’ factory in 1891.

In 1894 the original complex was described as having 100 x 66 feet of floor space on each of its two storeys. Activities included bacon curing, sausage making, tea blending, coffee and pepper grinding, and washing powder manufacture. There was also a short-lived diversification into confectionery. The Keast & McCarthy brewery premises were acquired in 1896, and the company opened new preserving works there the following year. A freezing plant was installed with insulated rooms and compressed-air freezing machine with enormous pistons. Industrial operations in the rear buildings continued until the structures were rebuilt as shops in 1929, but I’ll leave this for further discussion in my next post.

The shop on the corner was occupied by Irvine & Stevenson’s grocery store for thirty-one years up to 1913, when the company sold it to focus on manufacturing activities. A grocery store remained on the site for another ten years, first run by McIlroy Bros, and then B.J. McArthur. In 1922 the shop and upstairs rooms were taken by the optometrists Hugh & G.K. Neill, who over time developed the complementary photography business Hugh & G.K. Neill Photographics Ltd. In 1997 Neill’s Camera & Video became Jonathan’s Camera & Video, which expanded into the shop next door. Jonathan’s Photo Warehouse remains in the middle shop today, while the corner site is once again in the hands of the optometrists Milburn & Neill (the current iteration of the old firm), who have now been based in the building continuously for over ninety years.

The corner hasn’t always been a peaceful spot. In 1892 George Street was the scene of demonstrations in support of the Saturday half-holiday movement, and one of Irvine & Stevenson’s plate glass windows was smashed. There were also demonstrations during the Great Depression, and it was at this intersection where in April 1932 protestors stopped the taxi carrying the Mayoress, Helen Black, attempting to pull her out and overturn the vehicle. She had been involved in running a relief depot where there was anger that chits for supplies were handed out rather than money orders. It was also said that there was some resentment towards Mrs Black for handing out relief wearing white gloves – a symbol of privilege. These days any altercations at this location are likely to be of the late night drunken variety.

The middle shop was originally occupied by a succession of small draperies: M.W. Green & Sons, Carter & Co., and William McBeath, before Irvine & Stevenson put their own retail butchery in the space. For twenty years from 1910 it was occupied by the fruiterer William Carlton Ruffell, whose views on Chinese taking up his line of business reflected some of the racism in New Zealand society at the time. The Evening Post (Wellington) reported in 1920:

A deputation from the Dunedin Retail Fruiterers Association waited on the Dunedin City Council last week in reference to the Asiatic question […] Mr. H.E. Stephens said one shop had been opened in Dunedin, and they knew the Chinese were feeling for about a dozen other businesses. In the North, the trade was practically run by the Chinese. They were not desirable citizens, for they were not bound by our laws, could work as they liked, and were therefore unfair competitors. In California it was proposed to keep Asiatics from buying or holding land, and it was time something was done here. Mr W.C. Ruffell said what they really aimed at was the elimination of foreigners. They thought New Zealand should be white.

Ruffell’s shop became an outlet of Star Stores for nearly thirty years from 1930. It was then Adkins Foodmarket (1959-1973), Adams Fruit (1973-1987), and the clothing retailer Slick Willy’s (1987-2004), before Jonathan’s took it.

The southernmost shop (present no. 186) was leased by the confectioner Robert Brown in 1882 and was kept by his family for nearly seventy years. In later years it traded as Brown & Son, Brown’s Cafeteria, and Brown’s Cake Shop. It became Jordon’s Milk Bar around 1953, and photographs from the Hocken Collections show a slick American-influenced hangout of the rock ‘n roll era. It was a place where ‘milkbar cowboys’ gathered outside on Sunday afternoons (the Beau Monde was the spot on Friday nights), the coolest among them with Triumph Speed Twin and Thunderbird motorcycles. Inside, Oriental fans were a feature of the decoration. As well as traditional milkshake flavours, the Fla-va-tru range (‘America’s Latest!’) included: Blue Lagoon, Fruti Tuti, Chop Suey (can anyone enlighten me on that one?), Fruit Salad, Yankee Doodle, Smoky Joe, Nutti Cream, Butterscotch, Mint Julep, and Pink Lemonade. A wide variety of chocolates were sold, from Nestlé and Cadbury bars through to Winning Post, Caley’s Majestic, and Cadbury’s Centennial boxes. The snack bar offered spaghetti, baked beans on toast, poached eggs on toast, tomato soup and toast, and hot pies. Jordon’s closed in 1969 and was replaced by the Four Seasons Restaurant, which was in turn succeeded by Buyck’s Restaurant (1975-1980), the Pig ‘n Whistle Restaurant (1980-1982), and the Capri Coffee Lounge (1982-1987). The closure of the Capri ended the space’s role as an eatery after more than a century. Meanwhile, upstairs was dieting HQ, as Weight Watchers had their premises there for twenty years from 1976. The downstairs shop was occupied by Payless Shoes from 1987 to 1996, before the current tenant, Dollar Store 123, opened for business in 1998.

The property arm of Irvine & Stevenson retained a financial interest in the buildings up to 1962. The corner premises went into the ownership of Hugh & G.K. Neil, and the remainder to the Butler Family who named their portion Larent Buildings. I’m unsure why this name was chosen, as I haven’t found any obvious links between the name and the building, but it may have been because it was an investment property and ‘Larent’ is an anagram of ‘Rental’! The first floor windows in this part were replaced in 1970, giving the buildings their present lopsided appearance. The original verandah, cornice, and parapet have also been destroyed and their restoration together with the first floor windows would transform the building from its somewhat awkward and unassuming look to a striking and handsome feature of the street.

Acetylene Buildings

The curious name of the Acetylene Buildings is painted above the door in the historic photograph above. On the parapet and shop fronts is the name of the original building owners, the New Zealand Acetylene Gas Lighting Co. Ltd.

Acetylene lighting became popular in the Edwardian era, particularly for towns or particular properties that were not easily connected to an electricity network. Calcium carbine pellets combined with dripping water to produce the acetylene gas, which was then burned to produce the light. The New Zealand Acetylene Gas Lighting Company was established in Dunedin in 1902, and within a short time branches were operating in Christchurch, Wellington, and Auckland. In 1906 the company was responsible for setting up the street lighting in Picton, the first town in New Zealand to use the system. Kaiapoi and Geraldine followed in 1908, and Opunake in 1909. The company also supplied lighting for private houses such as ‘Aorangi’ at St Leonards, institutions such as Waitaki Boys’ High School, various dredges, and Shackleton’s expedition to Antarctica in 1909. Acetylene cooking stoves and heaters were also sold. A problem with the gas was that it was prone to causing explosions. Eight people were killed in an explosion at a general store at Upper Hutt in 1914. Following a long inquest and vigorous argument, the coroner eventually concluded that gelignite on the premises was to blame rather than acetylene, but the bad press may have hastened the decline of the acetylene lighting in New Zealand, while at the same time electrification was becoming more widely available.

The Acetylene Buildings were erected during the boom in construction that came to Stuart Street after the re-siting of the Dunedin railway station. John Arthur Burnside was architect and he called for tenders for construction in September 1909. George France was the contractor and the buildings, which cost £2400 were finished by April 1910. There were three storeys to Stuart Street, with two shops on the ground floor and generously proportioned offices above. An adjoining workshop building faced Bath Street and acetylene lighting was used throughout. The exuberant Queen Anne styling included prominent window pediments and volutes that echoed those on the nearby Roberts Building, which Burnside had designed six years earlier. Most of the architectural features remain today, but the parapet detail and cornice have been removed and as a result the composition has lost its balance. The brickwork on the street facades has been painted and a hanging verandah and fire escape added.

The Acetylene Gas Lighting Company took the corner shop and workshop. The business was renamed New Zealand Acetylene and Hardware Ltd in 1919, and after downsizing it was reorganised as Electric and Plumbing Supplies Ltd in 1929 and closed in 1956. The corner shop was afterwards taken by the Otago Missionary Association, which ran a book room, and then by the Lullaby Fashion House (children’s wear), between 1961 and 1979. Later tenants included Fiesta Fashions and Toy Traders.

William James Bell, a hairdresser, had the other shop from 1913. He died in 1955 but Bell’s Hairdressers continued at the address until 1985. Its 72 years came close to matching the record of Hendy’s Hairdressing Room in Princes Street. The former hairdresser’s became a Middle Eastern café/restaurant for a few years and is now combined with the other shop as Minami Sushi Bar and Restaurant (opened in 2002).

Up the charming timber staircase, its handrail worn to a fine finish after a century of use, is Lure Jewellery Workshop, established by Ann Culy in 1995. There is a great link here with one of the first tenants in the building, Thomas Long. A manufacturing jeweller, he ran his Zealandia Jewellery Manufacturing Company at the address from 1913. Within five years he dropped the company name, but he continued to work in the building to 1929. Lure has workspace for up to four jewellers and its retail gallery represents up to thirty New Zealand jewellers. On the top floor, jeweller and painter John Z. Robinson has had a studio since 1999.

Other tenants in the upstairs rooms have included August De Beer (indenting agent, 1913-1932), Chrissie Hall (dressmaker, 1913-1925), Robert Bennet (tailor, 1925-1953), and Bertrand Quelch (barrister and solicitor, 1954-1967). The Otago Chess Club (established in 1884) had its club rooms on the top floor from 1941 to 1955. In those days tournaments were typically carried out in a haze of cigarette smoke. I wonder if the concentration of the players was disrupted by the Dunedin Ladies Brass Band, which had its band rooms in the building for a few years after 1946. Watson Studio, photographers, had rooms on the upper floors from 1962 to 1993, and then became the Gary van der Mark studio.

The old workshop fronting Bath Street became a restaurant around 1987. Smorgy’s and Just Desserts were there for a few years before Geoff and Lois SImpson opened Tull in 1993. Named after the rock band Jethro Tull, it was particularly known for its desserts, and had almost a cult following. Diners were awarded a certificate (‘The Blodwyn’) if they were able to finish the Chocolate Massacre, and other dishes paid homage to the band with names such as Aqualung (a seafood salad) and Bungle in the Jungle (a green salad). The Simpsons were folk musicians and the New Edinburgh Folk Club (established c.1977) met at the restaurant on Sunday nights from 1999 onwards. Tull closed following Geoff’s death in 2006, and since 2007 the space has been a Japanese restaurant, Yuki Izakaya.

May’s confectionery works

This building dates from the last year of the nineteenth century. It has one particularly striking feature: a sculpture of the Royal Standard in relief on its pediment.  Why is it there? The answer to that question proved harder to pin down than I thought it would be…

In the late 1800s the site of the building was a vacant one next door to the Dunedin and Suburban Tramway Company (which had buildings on both sides of the street). Harry May, of the confectionery firm H. May & Co., erected it as a factory in 1900. It was completed around October that year at a cost of £4,000 to £5,000 for both the building and machinery. It was well appointed for its time and had electric lighting throughout.

At the age of 30, Harry May had confectionery shops in both Rattray and Princes streets, as well as his new factory. Sadly, his enterprise ended in tragedy. May quickly found himself in a financial quagmire and took to forging other men’s names to endorse his bills, to the extent that he was later described as a ‘wholesale forger’. On 4 June 1901 he was found drowned at the St Clair baths. He left a wife and three children.

Why the Royal Standard? Its presence is puzzling and it does appear to be an original feature of the building (it can be seen in a 1906 photograph). A likely explanation is that May used it in his branding, and that he chose the symbol for its patriotic appeal at the height of the Second Boer War. I haven’t been able to link May directly to the ‘Standard’ name, however, Dunedin architect G.W. Gough is named as the architect of the ‘Standard Confectionery Works’ in the Cyclopedia of New Zealand  (1905) and it seems probable that this refers to May’s factory. I haven’t found any other Dunedin businesses from around this time named ‘Standard Confectionery’.

George William Gough (1863-1936) was both a civil and a naval architect, meaning he was often designing boats and ships rather than buildings. According to the Cyclopedia  he was born at Manchester and educated at Rothesay in Scotland. He studied naval architecture under the shipbuilders Napier & Sons and Henderson & Co. in Glasgow, and civil architecture with George Melrose in Rothesay. After working in Canada and the United States Gough took charge of an architect and surveyor’s office in Falkirk. He arrived at Dunedin in 1886 where he worked for the engineers and ironfounders Begg & Wilkinson before establishing his own business. Among his ship designs was the steamer ‘Tarawera’, which catered to tourist traffic on Lake Te Anau. His buildings in Dunedin included the Denton Hat Mills, the superintendent’s house in the Botanical Gardens, the North End Boating Club pavilion, and brickworks at Andersons Bay. Some of his drawings survive in the Hocken Collections.

The Cumberland Street building is a nicely proportioned if fairly basic example of Renaissance revival design. The use of unrendered brick with contrasting cement facings on the façade is characteristic of the period, although this effect is currently lost as the facade is painted a single shade of blue. Decoration includes a simple cornice, and the pediment with its sculpture is flanked by volute consoles, while two finials have been removed.

When I took a look into the alley next to the building (where the factory once had an enormous chimney stack), I noticed a faded sign on the wall: ‘Stand….Ware…’. My first thought was ‘ah-ha!’, this is a reference to the elusive ‘Standard’ brand and its ‘Warehouse’. This seemed to be confirmed when I found an early photograph that tantalisingly showed part of the sign. The plot, however, thickened.

R. Wilson & Co. took occupancy of the building (under lease) from 1901, as an extension to their Moray Place factory which was used as a ‘complete grinding, sifting, cleaning and mixing plant for treating coffees, spices, teas, etc’. The name of their leading brand of tea? ‘Stand Out’!

So the sign is for tea rather than lollies, and for ‘Stand Out’ rather than ‘Standard’. Wilson’s emphasised that their tea was ‘hill grown’ in Ceylon, and that their factory processing was a great advance, as ‘no germs or dirt can get into air-tight tins’. They also ran a coupon competition for many years.

Many other firms have occupied the building since then. From about 1919 to 1930 it was owned and occupied by the timber merchants G. Howes & Co. and named Howes’ Buildings. They let part of it to the motor and electrical engineers James J. Niven & Co. A hanging verandah was added in the 1920s, along with new shop fronts. Later occupiers included the Otago Electricity Board and the engineering suppliers Myles Walker Ltd (c.1935-1976). Sun & Snow, adventure equipment specialists, have been in the building since about 1985. Perhaps readers will share memories from these more recent years in the building’s colourful history.

Joseph Lowe Shaw, architect

J.L. Shaw has something of a one-hit-wonder status in Dunedin, where he is almost only known as the architect of the much admired house at 521 George Street. He is better known in Victoria, Australia, for his earlier work there, but his New Zealand career deserves more exploration and recognition than it’s had.

Joseph Lowe Shaw was born in Dublin, Ireland, in 1820 or 1821, the son of Mary Ann Shaw, née Lowe, and John Shaw, who was a doctor. His two older brothers, William and Forster Shaw, were also doctors, and they migrated to Victoria in the 1840s. I haven’t found details of  Joseph’s education or early career in Ireland but he was about 30 years old when he arrived in Melbourne aboard the Asia in 1850. He settled at Geelong, where for two years he worked in partnership with H.M. Garrard as a surveyor, engineer, and architect. The two men were responsible for many early survey maps.

In 1851 Shaw married Euphemia Jane Clibborn. She died in 1860 and the following year Shaw married Juliet Georgiana Wherland. The couple had a son, Francis.

From 1856 to 1857 Shaw worked in partnership with R.A. Dowden in the architectural firm Shaw and Dowden. The pair’s work in Geelong included the Colonial Bank, St Augustine’s Orphanage, and additions to James Simson’s residence Eumeralla. They were also responsible for the Woolbrook homestead at Teesdale. In 1859 Shaw designed Morongo, a grand bluestone homestead, for John Calvert.  For his own brother William he designed Allington, a two-storyed residence in Newtown noted for its striking polychromatic brickwork. Churches by Shaw included St Peter’s Anglican Church at Geelong, and Presbyterian churches at Batesford, Shelford, Inverleigh, and Darlington.

Shaw came to suffer from a lack of patronage, and from personal problems that were said to have included alcoholism. Perhaps for a fresh start he moved with his family to Dunedin in 1876, where one of his first architectural works was the Supreme Court Hotel, now the Kwangchow Cuisine restaurant, in Stuart Street. He was the architect of the extensive rebuilding of Chingford, then P.C. Neill’s house, in 1877. This house was demolished in 1968 and only the stables, designed by Mason and Wales in 1880, survive.

In 1878 Shaw designed Edward Hulme Hart’s residence in Wardlaw Street, a timber house with distinctive fretted bargeboards, steeply gabled bay, and other features in the style of the Chingford additions. It has been described as ‘Carpenter’s Gothic’. Other houses by Shaw included the house in George Street built for Robert Wilson, which has distinctive balconies that have more in common with Australian than New Zealand models (although interestingly  a house at 111 Highgate is in a similar style). Shaw also designed a homestead for J.M. Ritchie at Cannington Station, and Robert Chapman’s large wooden house in Maori Hill.

Hart residence, Musselburgh

Shaw was the architect of buildings for Donaghy’s rope and twine factory in South Dunedin, including the original rope walk of 1878. He also designed the National Hotel in Great King Street and the National Bank at Tapanui. He was architect to the Benevolent Institution, for which his designs included the Old Men’s Home, Secretary’s residence, and additions. Juliet Shaw was treasurer to the committee of the Female Refuge, and in 1888 additions to the refuge in Forth Street were built to Shaw’s design.

An Anglican, Shaw had been a trustee of St Paul’s Church in Geelong, and served in the Diocesan Synod in Dunedin. His works associated with the Church included schoolhouses for St John’s and St Matthew’s churches and the supervision of the removal of the old St Peter’s church building at Caversham and its re-erection as St Mary’s, Mornington, in 1883.

Shaw served as Chairman of the Maori Hill Licensing Committee, and as a Maori Hill Borough councillor. His later works included the wooden council chambers built in 1894.

Joseph Lowe Shaw died at his home, Como, in Drivers Road, Maori Hill, on 23 September 1906, at the age of 85. He was survived by his wife and his son. Shaw’s remains are buried at the Northern Cemetery along with those of Juliet Shaw, who died in 1920.
